OHC Environmental Engineering, an independent contractor, recently completed air quality testing at Garden Elementary School. While the initial report shows that all air quality samples fell within acceptable industry standards, the district’s Facilities team is actively collaborating with OHC to address any concerns or potential issues identified during the assessment. Building 4 AC system along with portable 12 is scheduled to be completed 7/11/25.

 UPDATE 6/20/25 -6/26/25

Flooring vendor will begin Friday the 27th. The first few days will consist of removing flooring. By mid next week, they will begin install.

 OHC will be on site next week to oversee the flooring and AC cleaning. Facilities will meet with OHC to discuss next steps after AC is completed.

 Access to site during next weeks closure has been coordinated. Next update to be expected week of July 7th.

UPDATE 6/13/25 -6/19/25

•  Building one’s duct work and AC systems have all been cleaned and sanitized. Our AC cleaning contractor has been moving along in building 4. Once all the furniture in portable 12 is removed, they will return to clean it.

•  Our remediation contractor has remediated the ceiling in the cafeteria restrooms and vestibule 122.

•  Flooring contractor is scheduled to begin June 23rd. I have informed them to complete the office spaces of the 11 months employees first. There will be several crews on site to complete many areas at a time.

UPDATE 6/06/25 -6/12/25

The air handler and ductwork of all portables have now been cleaned and sanitized, with the exception of portables 12, 13, 14, and 6. 

However, portable 12 contains a large amount of furniture that will need to be moved before the ducts can be cleaned.

Room 105,109, and 140 are complete. The remaining areas in library and an area in front office will be completed tomorrow and Saturday. They will then move on to building 4 next week.

UPDATE 6/03/25 - 6/05/25

Supply ducts in rooms 133, 135, 136, 137, 138, and 139 were partially cleaned.

AC ducts room 133-139 are now complete

Our remediation company has remediated the restrooms ceilings in restroom and vestibule 120

UPDATE 6/02/25

The update from the past weekend includes the following: 

AC systems cleaned included 

Room 127,  Air handler unit 155 and 154 along with the supply ducts in rooms 126,129, 132 and 134. 

UPDATE 5/30/25

  • Last night our environmental cleaning contractor cleaned and sanitized the supply ducts in room 126 and 129. Air handler unit 154 was also cleaned and sanitized.

  • The plumbing smoke test recommendations have been completed with the exception room 100f. 100f is to be completed Monday

  • Our remediation company is scheduled to repair cafeteria restrooms ceiling and vestibule 120 on Monday. OHC to oversee remediation.

  • OHC took CO2 readings in portable 2 yesterday. The reading was 820ppm-1020ppm. While inspecting the AC, it was determined that 6 registers will be replaced. This will allow for better air flow.

We will continue to provide daily updates over summer. However once all AC systems are cleaned, updates may be sent weekly.

As a reminder, once all work is done, air testing will be completed before the return to school.

UPDATE 5/29/25

  • The plumbing smoke test results have been received. A plumbing smoke test was completed to identify potential system defects, breaches, or leakage points. During the test, smoke escaped from compromised toilet flanges or flange seals in six different bathrooms, specifically in Rooms 100F, 116A, 119A, 120A, 125B, and 127A. Smoke also escaped from compromised cleanout caps/plugs located in front of Classroom 125 and within Classroom 140.



    In order to address these issues we will be pulling the six affected toilets (Rooms 100F, 116A, 119A, 120A, 125B, and 127A) to inspect and, if necessary, replace the compromised toilet flanges or seals. We will also replace or reinstall new cleanout caps/plugs for the cleanouts located in front of Classroom 125 and within Classroom 140. We hope that this will prevent any sewer gas type odors that have been reported.

  • The AC environmental cleaning contractor cleaned the return ducts in rooms 136, 137, 138 and 139. The supply ducts in rooms 130 and 131 were also cleaned. Tonight they will continue cleaning.

UPDATE 5/28/25

  • Last nights AC cleanings include return ducts in rooms 132, 133, 134, and 135. The supply ducts in room 128 and part of 130 were also cleaned. Environmental cleaning contractor to continue cleaning tonight.

  • OHC took CO2 readings inside :
    Portable 2 : 1355 ppm. Additional air has since been introduced.
    Room 139: 872 ppm
    Room 117: 972 ppm

UPDATE 5/27/25

  • AC cleaning was conducted in rooms 107, 112, 114, 120, 122, 124,125,126,127 supply ductworks. Main Corridor 100A, and all reception and front entrance (vestibule, Room 100E Rooms 108, 109, 140,113,115, 129, 130,131 and AHU 152.

  • Room 135 had destructive testing completed at cabinet next to sink. No signs of microbial growth or moisture intrusion found behind cabinet or in wall. Moisture meter and thermal camera was used. Small area behind back splash appeared to have water seeping into it from water on counter from sink splash, however no microbial growth or moisture intruded into walls. Area was dried and backsplash and cabinet was caulked to prevent this from happening again.

  • Toilets in portables were inspected and re sealed on bottom as needed.

  • Additional air introduced into classroom 117.

  • Awaiting plumbing smoke test results

  • CO2 readings have been requested in room 139. OHC to take readings inside room this afternoon or tomorrow. It will need to be taken during occupancy.

UPDATE 5/23/25

  • Gas meter results have been received. This meter was installed in room 136 for approximately one week and approximately 24 hours inside portable 6. Results are attached to email. Our CIH indicated

  • “There was no detected level of H2S, or CO or VOC during the entire time it was collecting the data. This monitor is equipped with a PID detector to measure for VOC.”

  • We are awaiting smoke plumbing test results

  • Toilets that need sealing in portables will be completed this Saturday

  • Additional fresh air to be introduced into room 117

  • Flooring vendor met on site today for summer arrangements. Flooring will be replaced over summer. With the number of concerns received, we feel it is best to provide the cleanest environment we can for students and teachers. This includes following the advice of our CIH who suggested a non carpeted flooring would be best. We appreciate all the teacher’s cooperation in boxing up their personal belongings so that we can move forward with providing a clean and safe environment for them and their students. Removing personal items for summer is also an annual request so that classrooms can be simplified which allow for our custodial team to complete a proper deep cleaning and sanitizing.

  • AC cleaning vendor cleaned corridor in front of office 106, office 107, Room 110 Return ductwork. Room 118 Supply ductwork, grilles, and diffusers. Our AC contractor will continue working both Saturday and Memorial day in an attempt to complete within two weeks.

UPDATE 5/22/25

  • The cabinetry of room 135( next to sink) will have destructive testing over the weekend.

  • AC cleaning conducted last night included cleaning and sanitizing the entrance and corridor return and supply ducts. Reception 101,101C and 102.  Rooms 116 and room 117’s cleaning  began and will continue tonight

  • Portable 8 air samples received and attached to email. Spores on interior space appear to be lower than exterior. CIH is satisfied with results.

 Additional information

Hobo data loggers are installed for internal district use to help monitor humidity, temperature and CO2. This allows for the AC shop to balance the air properly. Anytime we send an air quality test result, including CO2 results, we provide official data tested and analyzed by OHC. Our data can be provided per request but we do consider OHC data to be the official results. At times, meters do require calibration.

UPDATE 5/21/25

  •  Simpson Environmental cleaned air handler unit 149.

  •  

    Classrooms 131, 130, 133, 134 will be tested for CO2 tomorrow (rather than this afternoon) while classrooms are occupied.

     

  • Request received to inspect cabinetry inside classroom 135. Tonight an inspection of cabinets including use of a moisture meter and infra-red camera will be conducted. Destructive testing on cabinets to be scheduled.

    Portable 8 air samples expected Friday

     

    Plumbing smoke test scope of work expected this week. Plumbing shop to begin repairing this weekend. We expect this will address sewer odor concerns

UPDATE 5/20/25

  • AC duct work for rooms 113,114,115 were cleaned and sanitized last night. OHC inspected to verify proper cleaning. AC cleaning will continue tonight.

  • OHC is to collect air samples inside portable 8 today

  • OHC took CO2 samples inside rooms 118,119,120 and 121. The CO2 levels measured include:
    ROOM 118 read 1070ppm
    ROOM 119 read 1066ppm
    ROOM120 read 1155ppm
    ROOM 121 read 1151ppm

  • Gas meter to be collected today. Results will be downloaded and analyzed within the next few days.

UPDATE 5/19/25

  • Plumbing smoke test was completed . Several classroom toilets to have wax rings replaced. Any suggested repairs by plumbing contractor to be completed

  • Gator exit remediated by our remediation contractor

  • Supply ducts of classrooms 116-123 cleaned and sanitized. AC contractor to continue cleaning tonight

  • Received request from occupant for portable 8 to be air tested. OHC to complete this week

UPDATE 5/16/25

  • Destructive testing was completed inside rooms 120,122,130,132,136. No previous or current water damage found.

  • Air handler unit 150 cleaned and sanitized. Return duct work in room 116-123 has been cleaned and sanitized. AC contractor will continue cleaning tonight.

  • H2S meter was moved to portable 6 after occupant expressed concern over a sewer type odor. H2S will be moved back to room 136 tonight until next week.

  • Smoke test to be completed tomorrow morning on plumbing system

  • Portable classroom toilets to be inspected and sealed if needed

  • Remediation contractor to be on site tonight to remediate Gator exit area

UPDATE 5/15/25

Sample report 5/15/25

  • OHC continues destructive testing inside classrooms tonight.

  • Air sample results for room 136 and portable 2 were received today. Certified Industrial Hygienist indicated interior levels were well below exterior levels. Results posted.

  • On 5/14/25 OHC recorded CO2 levels inside portable 16 with a reading of 560ppm and portable 10 with a reading of 1098ppm

  • AC systems continue to be cleaned tonight.

UPDATE 5/14/25

  • Due to the previous days heavy rains, OHC’s focus on 5/13/25 was on inspecting classrooms for moisture intrusion. A moisture meter was used.    Classrooms found to be dry. Minor moisture found in hallway outside of “Gator exit” door due to gutter clog. Clog repaired. Remediation contractor scheduled.

  • Destructive testing was completed in vestibule 120b.  

  • Simpson environmental began cleaning duct work inside building 1 and the portables duct work. They will continue cleaning and sanitizing tonight

  • Destructive testing inside classrooms to continue Thursday evening.

  • Portable 2 air samples and CO2 readings were completed

  • Portable 10 and 16 had CO2 readings completed today by OHC while portables were occupied.

  • H2S meter was installed inside room 136

 

UPDATE 5/13/25 

  • OHC will be on campus tonight by 3:00 pm to continue testing and inspections.

  • OHC will install H2S meter to monitor for any gas over the next week.

  • All portable A/C units have been cleaned except for portables 13, 14 and 16.

  • Contractor will be on site tonight to continue with the process.

  • Toilet bases in building 1 were sealed with caulk 5/10/25. 

  •  Portable 2 air samples to be collected today

  • Environmental specialist will be completing daily C02 readings.

  • Smoke test is scheduled for 5/17/2025 on plumbing system.  Any leaks will be sealed to prevent any sewer odors from escaping

  • Additional hobo loggers have been installed in classrooms. This measures humidity, CO2 and temperature

    Other helpful information

     

  • A/C filters are all MERV 13.  This is the maximum level of filtration supported by the current equipment.
